How Much Does a New Roof Cost in Berkshire & London?

10 December 20256 min read

Replacing a roof is one of the biggest investments you'll make in your home, but costs vary significantly depending on size, material and access. Here's a plain-English guide to what you're paying for in the Berkshire and London market.

The material is usually the largest single cost — concrete tiles work out cheaper per square metre than slate or flat roof membranes, but the roof area, pitch and number of valleys all affect the quantity needed.

Scaffolding is essential for safety and adds £900–£1,800 depending on the property height and layout, with London jobs often at the higher end due to access and permits. If the roof is complex with multiple hips and valleys, labour increases accordingly. Waste disposal is another factor — a full strip-off generates several tonnes of old felt, battens and tiles.

For a typical 3-bedroom semi-detached home in Reading, Slough or outer London, a concrete tile re-roof usually starts around £6,500–£8,500, while natural slate on the same property can be £10,000–£14,000. Flat roofs on garages or extensions range from £2,000 upwards depending on size and system.
