Material type

Natural slate is roughly 2× the cost of concrete tile. Clay sits between the two. Lead flashing is priced per kg of lead used.

Roof pitch and access

Steeper roofs and limited access (terraced streets, three-storey homes, conservatories below) require scaffolding rather than ladders.

Scaffolding

Adds £400–£1,200 for a typical semi-detached job, depending on size and duration. Towers are cheaper for small repairs.

Extent of damage

Hidden damage to battens, membrane or rafters often only becomes visible once tiles are lifted — reputable roofers will quote a contingency.

London and the South East are typically 10–20% above national averages due to labour and waste-removal costs.

How to avoid being overcharged

  • Get a written quote. Verbal estimates leave room for "extras" once work starts. Insist on a line-item written quote.
  • Check public liability insurance. Any roofer working on your home should carry at least £10m of cover and be able to show certificates.
  • Avoid door-knockers. Reputable roofers don't cold-call about "loose tiles they spotted from the street". This is the most common roofing scam in the UK.
