Fleet's roofscape has three main components. The Edwardian core around Fleet Road and Connaught Road has steep clay plain-tile or natural slate roofs with elaborate ridge detail. The 1930s–1960s suburban expansion through Church Crookham and Crookham Village has standard concrete tile semis. The substantial 1990s–2020s estate growth around Elvetham Heath, Edenbrook and the Hartland Village development has large modern detached stock with lightweight clay pantile or slate-effect concrete and high solar PV adoption.

Fleet's significant lake and parkland setting means many roofs sit in mature tree cover, which generates higher-than-average debris loading on valleys and gutters.

Valley clearing and valley liner replacement is a Fleet speciality — overhanging tree cover means valleys block more frequently than in less wooded towns. Aged GRP or lead-lined valleys often need full replacement as part of the repair.

Dry-fix workmanship issues on the Elvetham Heath and Edenbrook estate housing — verges and ridges loosening — are the second pattern.

Edwardian core slate maintenance and chimney lead replacement is the third recurring job.

A 1908 Edwardian detached on Connaught Road had a full slate re-hang on the rear pitch — 70 % salvaged Welsh slate re-used. £6,200.

A 2012 Elvetham Heath detached had all dry-verge units replaced and a Velux re-flashed. £1,800.

A Church Crookham 1956 semi had its lead-lined valley replaced after blocking and leaking. £1,650.
